Elections & Real Estate

BronxPad logoThere has been a lot of discussions over the past few weeks and months over the hot topic of re-districting. Because of the recent Census count the NYS Legislature was mandated to redraw district lines for all State Assembly, Senate and Congressional seats.  There was heated debate from all sides that argued in favor or against the revisions.

What does it all mean for the residents of these districts?

In most places there will not be a major shift and the same Elected Officials will still run and if re-elected represent the area. In other places there will be new Elected’s to get to know. Ultimately it means that people need to continue to get to know who represents them at all levels of government. It also means that whoever gets elected or re-elected needs to reach out and introduce themselves to the community they represent.

Why should people get to know their Representatives?

Our Democracy is the greatest form of government in the free world!  It’s a bold statement but it is shared by most and demonstrated by our  Right to Life, Liberty and the Pursuit of Happiness.  Winston Churchill stated “It has been said that democracy is the worst form of government except all the others that have been tried.”

We give our Elected Officials the power to be our voice in government. Sometimes we agree with what they do and sometimes we don’t. Unlike most countries we get to vocalize our opinions without censorship. We should make sure that when we disagree with our Reps we let them know in a civil manner. Remember Elected’s are human too.  When we agree with them we should let them know they are on the right track.

It is sad when you look at election results and only an average of 5000 people for a local race come out to vote when there are well over 100,000+ people living within those districts. Remember, this is your government. Just like you would vocalize your opinion in your home you should do the same with the all mighty vote.

What’s the connection with Real Estate?

Home ownership is still the American Dream!  Elected officials set policies that impact every aspect of our lives and Home Ownership is heavily affected by the policies created.

  • Zoning regulations which affect the layout of your community.
  • Eminent Domain which is when government can acquire your private property when they feel its for the public good.
  • Water Rates Self Explanatory.
  • Property Taxes which impacts your wallet.
  • Property Assessments which is what government uses to determine the value of your home for tax purposes. Did you know that even if Property Taxes aren’t officially raised your tax bill can still increase because of a new assessment. Note: Assessments can be challenged. Not easy but it can be done.
  • Funding for Public Safety, Education, Health, Housing, Parks, Transportation, Sanitation and the million other issues government is responsible for.
  • Laws that are created that determine what we can and can not do.
  • Lending the federal government sets the base rate that determines what interest rate a bank will charge.

Government plays such a large roll in all of our lives that it is important that we all get involved politically.  One of my favorite quotes is “If you don’t speak up, You won’t  be heard!”  

Since Petitions are being circulated to get candidates on the ballot why not head over to your local political club and find out what they stand for and how they can be of service to you, but like John F. Kennedy said “Ask not what your country can do for you, but what you can do for your country!”

Which Real Estate Site?

Bronx Real Estate buyers and sellers have so many options to choose from when deciding where to look for up to date information on
Bronx Homes for Sale.  With so many websites stating that they are the best it is kind of confusing on which site really is.

I am sure you’ve heard of some of the large national sites that are supposed to have all the homes for sale.  There have been instances where some homes that are found on these sites are actually no longer available.  This is obviously frustrating if you find a specific home on a specific block that the site says is for sale but in some cases has been sold over a year ago.

How does this happen?  The national sites have listings coming in from various sources that might not get updated fast enough or until someone contacts them.

What ingredients should a good site have?

  • Local: this is important because you can rest assured that the information is being tended to from someone within your community that updates it regularly.  Would you hire a firm based in California to help you buy or sell a home in the Bronx?
  • MLS Feed:  what this means is that the Real Estate Site is getting its listings directly from the Multiple Listing Service.  The MLS requires its members to provide current and accurate information and does not tolerate inaccurate information that hinders a home sellers or buyers experience.
  • Real Estate Tips & Advice:  You should be able to find well written information on the real estate process.  Buyers should be able to get a brief understanding of the home buying process and sellers should be able to get a general sense of how the home selling process works.  I say general and brief because there are many aspects to real estate.
  • Realtor: Working with a Bronx Real Estate Agent will shield you from outdated and obsolete information.  Realtors are continuously working and training to improve themselves in their craft.  Contacting customer service from a national site based out of California can be frustrating if you’re looking for information about Bronx Homes.  On the flip side a Bronx Real Estate Agent is in the business of helping you achieve your Bronx real estate goals.

When you are looking for a Bronx Home for Sale there are so many options to choose from.  The first rule of thumb is choose a local Realtor with a Local Website.

Spring Selling Season

BronxPad logoSpring is around the corner and the Peak Home Selling Season is here. So how do you prepare your home for a sale before summer?

Spring Clean: This is always the first step. Get rid of all the junk that you no longer want. Has the attic or basement overflowed with stuff you haven’t used in years? Then it’s time to start hauling the stuff to your local Salvation Army. Remember the saying ” One mans trash is another mans treasure “. Maybe you can sell your stuff on ebay if you are familiar with how to do it.

Improvements: Does the kitchen need to be remodeled? What about the bathroom? How is your roof? Was there a flood in your basement? There are a host of things you should look to fix before placing your home on the market. It even makes sense to hire a property inspector to take a look at your home to determine if there are any issues that you need to resolve. Then hire a contractor that can fix everything on your list. Note i’m not saying to do a gut rehab but definitely look to do repairs that will protect the value of your home.

Cosmetics: I’m talking your light weight work that you can most likely handle. Like light plastering, painting and cleaning. It’s amazing how many homes are placed on the market without this basic step. Buyers get turned away from a good home because of the little things. Don’t let that happen to you.

You will want to get all this done quickly so you can have the best chance to get your home sold by summer. Why by summer? Most families want to be settled into their new home before the school season begins.

Finally hire a Realtor that can market your home and get it sold. You’ve just spent a few dollars on your home and now it’s time to reap the benefits of the added value.

Favorite Bronx Memory

To date my favorite Bronx memory is when I took my daughter to the Bronx Zoo for the first time. I live close by so we just walked there and spent the day looking at all the animals. It was amazing to see her eyes light up when she saw the monkeys, tigers and bears.

The funniest part is the Zoo has a 4D Dora the Explorer show. Once she saw that she made me take her over and over again. Every time we go she asks “Daddy can we go see the Dora Show?” Of course I say sure princess but we have to walk there and in the mean time lets look at all the animals.

Spending the day in the zoo with my little princess reminded me of when my parents took me to the zoo for the first time. In case you’re wondering I remember because my dad video tapes everything and he has that moment on tape. It’s those experiences that reminds me why I do all that I do. Working hard so that I can have those moments. Family time is precious.

That’s one of my many favorite Bronx Memories.

We Americans consume over 300 million gallons of gas every day. The United States is the world’s largest gasoline consumer.  Unfortunately we Americans rely on foreign oil to meet our growing need. Global oil supply and demand, which is heavily influenced by politics, speculation and natural disasters, has a direct impact on the cost of a gallon of gas at the pump. Federal & state taxes, regulations & distribution costs top off the price of gas.

What can we do?

  • Use Public Transportation when possible.
  • Car pool with friends and colleagues.
  • Check your tire pressure.
  • Get regular tune ups.
  • Don’t push the Medal to the Pedal.
  • When Buying a new vehicle Buy a Fuel Efficient Car.
  • Empty the trunk from excess weight.
  • Shop Locally.
  • Use your bike for small errands.

Now remember it doesn’t make sense to drive 10 miles in traffic to save a few pennies on a gallon of gas.  I have friends who say they go to New Jersey to get gas. So I ask them what were you doing in New Jersey? They said buying gas. I was like ok so you drove 40 plus miles round trip and paid a $12 toll to save maybe $5 on a tank of gas. Does that make sense? NOOOO!!!  Shop locally.

What’s your Favorite Bronx Restaurant?

So I have to admit that I am a foodie. Over the past week I have eaten at a bunch of great restaurants. From 900 Park, Patricia’s, Michaelangelo’s, Colonial, 3 Way and of course I had to pick up some Dunkin to get my morning going with a cup of Java.

So it got me thinking, what is my favorite restaurant? Thats tough to answer since I then have decide what is my favorite cuisine. I am known to favor Italian and Spanish food. Luckily living in the Bronx I don’t have to go to far for either.

Italian food is a staple in my diet. I practically grew up on Lasagna, Chicken Cutlet Parmigiana, Baked Ziti, Calzones, Good Old Fashion Spaghetti and Meatballs and of course Pizza.  Actually  when I ran the marathon I did my carb loading on pounds of pasta. I was in heaven, all the food I could eat without the guilt. Heck I was running 40+ miles per week. Ahhh those were the days.  I even started eating some Penne Ala Salmon which is amazing and some Prosciutto Pasta which tastes great.

Which brings me to the question what is the best Bronx Restaurant for Italian food?  Also what is the best neighborhood to get some old school grandma style Italian food?

Well you have neighborhoods like Arthur Ave which holds the title as the Little Italy of the Bronx. Of course you have a bunch of restaurants but you also have your specialty stores that sell everything from Freshly made Pasta, Cheese, Sauces, Meats, Fish, Breads and of course Desserts. That doesn’t mean that Arthur Ave is the only place to find great food.

You can venture off to the Morris Park Community which has the Largest Italian population in the Bronx and is home to the Annual Columbus Day Parade. Then there’s Throgs Neck where you also have a bunch of amazing Italian Restaurants to dine at. The point being there is no shortage of places to get some good food.

Of course I couldn’t forget Spanish food. Being a typical Puerto Rican my mom made sure I had my share of Rice and Beans with everything from Pollo Guisado, Carne Guisado, Bistec Encebollado, Asopao, Pasteles, Chuletas, and everything in between.

Having a mom who to me is the greatest Chef when it came to Spanish Food makes it hard to find a place that can cook like her. Note I am still looking. I am on a quest to find the best Spanish Restaurant. My journey has taken me to Havana’s, Caridad, the former Latin Kitchen, Colonial and I will soon be visiting Babalu’s which just recently opened its doors here in the Bronx.  All these restaurants are top notch and since I’ve come to terms with the fact that no one cooks like mom I will continue to enjoy these great places.
